    Why the Window Specification Matters on a New Build

    On a new residential project, windows and doors are one of the highest-impact decisions in the building envelope. They determine how the home performs thermally and acoustically, how much natural light reaches living areas, and how the building reads architecturally from both inside and out.

    Getting the specification right at the design stage is significantly less costly than addressing performance problems after handover. Under-specified glazing in a new build means a home that misses its NatHERS energy rating target, a client who notices condensation in the first winter, or façade sightlines that don't match the architect's drawings. Our job is to make sure none of those outcomes occur.

    We review drawings and specifications early in the project process and advise on system selection before fabrication is locked in. If there's a better-performing or more cost-effective specification for the project's requirements, we'll say so.

    Thermally Broken Systems for Residential New Builds

    All systems we supply are thermally broken as standard. A polyamide barrier integrated inside the aluminium profile separates the exterior and interior sections of the frame, interrupting the heat flow path through the metal and dramatically improving the window's insulating performance.

    For new builds targeting 6-star and above NatHERS ratings, thermally broken double glazing is typically the minimum viable specification in Melbourne's climate zone. Projects targeting 7-star and above, or homes in cooler parts of Victoria, will often benefit from triple glazing or enhanced glass specifications including laminated acoustic interlayers and low-emissivity coatings.

All systems are available in the full Dulux powder coat colour range and can be specified in custom colours to meet facade requirements.

    For builders running multiple projects simultaneously, or developments with repeated lot types, consistency matters as much as quality. Variation in window profiles, hardware, or glazing specifications across lots creates problems at handover and creates callbacks.

    We work with builders to standardise window and door specifications across a development, maintaining consistent profiles, hardware selections, and glazing packages from lot to lot. Shop drawings are prepared for each lot and signed off before fabrication begins. Lead times are communicated clearly and held to, with delivery scheduled to align with frame-up rather than sitting on site.

    For townhouse and duplex developments, we typically prepare a master specification for the development and apply it across all lots, with individual lot drawings generated from that master. This reduces coordination time significantly and ensures the glazing package is resolved before it becomes a programme constraint.

    Working With Architects on Specification

    Architects working on premium residential projects need a window supplier that can execute the glazing intent precisely and advise on the performance implications of specification decisions. We work from architectural drawings and can prepare detailed shop drawings for approval before any fabrication commences.

    We're experienced with ultra-slim sightline requirements, flush threshold and sill details, custom powder coat colour matching, curved and raked glazing, and the integration of operable and fixed elements within the same façade. Where a specification calls for something non-standard, we'll advise on what's achievable, what the lead time implications are, and what alternatives exist if the primary specification isn't feasible within the project programme.
